Blythswood

Blythswood is one of Glasgow’s most distinctive historic quarters, its formal grid and Georgian terraces linking Sauchiehall Street, the Central District and the west of the city centre. Current priorities focus on people‑first streets, greener public realm and better active‑travel links to reinforce the area’s civic character while supporting mixed use and city centre living.

A major catalyst is The ARD at 13 India Street, Charing Cross, a 36‑storey tower delivering 784 PBSA beds with amenity spaces, ground‑floor commercial uses and public realm upgrades. The scheme, approved in August 2024, is now under construction and is set to become Scotland’s tallest habitable building at 114 m, completing in 2028.

The project carries a reported £50–£100 million value and retains parts of the former Portcullis House frame to cut embodied carbon, while enhancing access to Charing Cross Station and prioritising walking/cycling at street level, positioning Blythswood as a gateway between the city centre and the West End.
