Its proximity to transport links, cultural venues and major educational institutions gives it a strategic role in the wider regeneration of the city centre.
The DRF vision emphasises walkability, improved public realm and the creation of mixed use developments that help bring more life to the district throughout the day. Regeneration aims to re-establish traditional street patterns, enhance pedestrian routes and create new opportunities for housing, local amenities and cultural activity. These improvements support Cowcaddens’ transition into a lively, people friendly urban neighbourhood.
Over time, Cowcaddens is expected to become a better connected and more vibrant part of the city centre, integrated with surrounding districts such as the Learning Quarter and Townhead.
The most significant development is the Cowcaddens Fire Station site, which has Planning Permission in Principle for a large mixed‑use neighbourhood with 1,250 homes across BTR, PRS and PBSA, with retail/leisure uses and new public spaces.
