Sustainable Refurb Planned for 150 St Vincent Street

Clearbell Property Partners IV LP (Clearbell), a fund managed by Clearbell Capital LLP, has received planning for the major refurbishment and extension of 150 St Vincent Street, Glasgow with the ambition to be the most forward-thinking Net Zero Carbon redevelopment in the City.  

Occupying a strategic corner location in the heart of the city centre, the building is located with both Queen Street and Central Stations within a 5-minute walk, whilst the M8 is under a minutes’ drive. The building was constructed in 1976 and was acquired by Clearbell in December 2021.

The current building is 70,000 sq ft and will be extended to c.150,000 sq ft over basement, ground and 9 upper storeys. Clearbell will transform the building, putting ESG at the heart of the refurbishment, to re-use and re-purpose the existing building structure in order to limit the additional embodied carbon.

In order to further minimise the impact on the environment, the building will be fully electric, with no reliance on fossil fuels on the site and will be EPC A. It is also targeting the highest of credentials – WELL ready, Wiredscore ‘Platinum’, Cyclescore, as well being the first to use the NABERS rating (targeting 5*) and the first commercial BREEAM ‘Outstanding’ building in Glasgow.

The building has been designed with wellness at its heart – the basement offers a gym/yoga studio, cycle storage for 200 cycles together with changing, shower and drying facilities. The existing building modelling results in 4 floors benefitting from dedicated south-facing terraces.

The arrival experience to the building will be transformed with pocket parks which will welcome the tenants on both St Vincent Street and Wellington Street, whilst the new reception offers additional occupier breakout space.
